As an agent representing the seller, I believe it's important to find out what are the most important objectives for my client. Once those objectives are determined, then I'm able to create a selling strategy that meet their goals.
Once I take the listing to sell my client's home, the first question I'd ask them is, "How soon do you want to sell your home?"
Of course, nine times out of ten, the seller would say, "As soon as possible."
In my over a decade of experience, I've learned there are proven reasons that would keep a property from selling quickly.
Here are three reasons why a house doesn't sell:
1. Condition of the Home - Here's a proven fact, how you live and how you market your home are two entirely different looks. Once I'm hired to represent my client to sell their home, I literally would do a room-by-room walk through with my client. I would ask them to bring a note pad as we go through the staging process of each room. We would work on the curb appeal and the exterior of the home as well. 2. Price - There's a direct correlation in how a property is priced and how long it would sit on the market. I advise them of the 3-tiered pricing principles that work in any real estate market. Once informed, my client would ultimately decide on the pricing of the home as I give them the market data. The how long it sits on the market would be a consequence of the 3-tiered pricing principles.
3. Agent - Once an agent takes a listing, there's a whole lot more that goes on behind the scene than just putting the sign in the front yard and posting the listing on the multiple listing service (MLS). I believe it makes a difference when your property is represented by a competent, professional, and experienced agent. You could literally see the difference when you view listings on Zillow or any other sites, couldn't you?
